On the recommendation of a friend, I hired Dave Glafa, Escu.

Gargalagiana/Gracefa LLP as a lawyer for eviction of the owner and litigation against the former landlord.

Deb receives the information of the original OMI suit, and one year later (when the landlord was not there) Deb is the representative of the suit.
The plaintiff or defendant is horrible. Dave explained the process over time and explained what would happen in a twist and turn. Since there was an unforeseen situation in the revenue of the lawsuit, I had to pay the administrative expenses. Before moving to a private investigator or a document, she checked in to me and got my estimate cost approval. I really liked it!

Debu is smart with a whip and really knows what she has. She is both a landlord and a tenant, and both are well acquainted.  I saw her tone, action, and feelings change to get information from the defendant, witness, and lawyer. There are friendliness, understanding, strength, and proactive as necessary. She wanted to hold justice to me and my case.

My suit was resolved during the mediation in search of a favorable payment to me. Dave finally got a little more negotiation - certainly an unexpected thing! Documents and payments were also quick!

Debo was amazing. She helped my family resolve the dispute between landlord and tenant, with the tenant who happened to be a lawyer. As you can imagine, negotiating with a lawyer can be difficult for many reasons. The two parties' feelings were not friendly, but Deb carried out the negotiations peacefully. Even if the opposition didn't keep her promise, she was able to get us back to an agreement to invite all the parties and avoid the lawsuit. She carried out nearly two days of negotiations patiently until she shook hands and left without going to court.

Deb has a deep understanding of the law, the mediation, and the results of the judiciary. In our experience, the best lawyer will prevent you from standing in court.
I want to be smart, fair, honest and responsible. Especially with respect to the Bay Area Real Estate Act, the
Bay Area Law seems to change if you get information. Thanks to Dave Gracefa. Choose a great real estate lawyer. Dave knows what he knows and how to find out what he doesn't know. She has excellent judgment and predicts behavior (although sometimes she doesn't want to hear it). She is a good speaker of what an eccentric tenant does, and she may swear that she has a crystal ball under her desk. She is capable of dealing with all kinds of crazy people. You can control who wants to escape from the purchase, even after almost all sign off. Whatever it may be, she can handle it - in a good mood, with the idea of keeping you from standing in court. (Except when you want to go to court.) Then she must be a pitbull.) Dave is very easy to handle, so I wish I had seen him before I saw her.

When I was in trouble after being harassed by my neighbor downstairs, I hired Deb Gracefa. She helped me to proceed with the court proceedings and write objections to the false claims about me from my neighbors. I used the Galagarina/Gracefa LLP many times. I met them originally when I was buying income.
